We enjoyed Maria and Pietro welcome .The rooms are clean and comfortable.

We could not use the kitchen they have for the guests. The beach near by is tiny and not well kept.

We thoroughly enjoyed the Host's hospitality, our room was very comfortable and the view of the lake was wonderful to wake up to each day.

the staff were very friendly and helpful. I could not answer the other two questions as bed and breakfast in Australia includes food which we were not aware did not in Europe. and we stayed in the apartment which was not shown on the internet. but we thoroughly enjoyed our stay and the owners recomended local buisness which was very good.

That it did not include jug and items to make tea and coffee.
